Cladding into the ground and buried weep holes in Officer

Why clearance at the base of walls matters and what we measure.

Officer 3809 · 9 June 2026

In short: Final landscaping and paving often bury the base of the wall. We check before you accept the house.

What we see

Fibre cement cladding set into the soil, cladding without its gap to the paving, and weep holes with soil or concrete built up close beneath them.

Why it matters

Damp wicks up into cladding, and weep holes can only drain if they sit clear of the ground.

What the clearance is

The report gives the required clearance for each case, for example 75mm to concrete for cladding.

Fixing it

Usually by lowering the ground or paving, or adjusting the cladding at the base.

FAQ

Questions Officer owners ask about this

Is this the landscaper's problem?

If the builder graded the site, it is the builder's.

Does it affect termites?

Yes. Buried slab edges and weep holes help termites go unseen.

Can I fix it myself?

Lowering soil is often simple, but paving and cladding should go to the builder.

Is it checked at fixing?

Weep hole height is checked then too.
